The walls in Zilker
What changes the job here
Zilker has two kinds of house side by side. The original 1940s bungalows sit on pier-and-beam foundations with a crawlspace underneath and, often, shiplap behind the drywall. The modern infill homes that have replaced many of them are built with open stair walls, large glass, sometimes steel studs, and frequently a roof deck.
In a bungalow, the crawlspace is an asset. Cable can drop down through the floor plate and come back up behind the console, which keeps the wall untouched above the baseboard. Shiplap behind the drywall changes the anchoring, since a bracket fastened only to the boards can work loose, so we locate real studs before drilling. In a modern infill, steel studs are the thing to confirm. They take toggle-style anchors rated for metal framing rather than lag bolts, and getting that wrong is the most common failure we see in newer Zilker homes.
Roof decks and covered porches bring outdoor-TV requests, which we handle with outdoor-rated screens or enclosures placed out of direct weather and wired back to the rest of the house.

FAQ
Zilker questions
Can you mount a TV on steel studs in a newer Zilker build?
Yes. Steel framing takes toggle anchors rated for metal studs rather than the lag bolts used in wood framing, and we confirm the stud material with a magnet and a pilot hole before choosing hardware. Done right, it holds every bit as well.
How do you hide wires in a pier-and-beam bungalow?
Often through the crawlspace. The cable drops down inside the wall, runs under the floor, and comes back up behind the console, which keeps the visible wall untouched. Where shiplap blocks the drop, a paintable channel is the fallback.
Do you install outdoor TVs on roof decks?
Yes, with an outdoor-rated television or a rated enclosure, placed out of direct rain and sun. The run back into the house is planned with the rest of the install so the deck screen shares the same equipment.
